Helper / Apprentice
**Position:** Helper / Apprentice
**Reports to:** Field Technician / Lead

Pay: 16 to 25/hr

### Summary

Assist GSD Property Services technicians on job sites, learning the trade while supporting the safe, efficient, and professional completion of work.

### Responsibilities

* Assist with loading, unloading, setup, material handling, and jobsite cleanup.
* Perform tasks under the direction of a Field Technician or Lead, only as trained and authorized.
* Assist with general maintenance, repair, construction, and installation activities as directed.
* Follow all safety rules and wear required PPE at all times.
* Keep tools, materials, customer property, and the work area organized and protected.
* Maintain a professional and respectful attitude at customer properties.
* Report any incident, injury, property damage, equipment issue, or safety hazard immediately.
* Ask questions when unsure how a task should be performed rather than proceeding without direction.

### Requirements

* Reliable, punctual, and willing to learn.
* Able to lift and carry materials and work on your feet for extended periods.
* Ability to follow instructions and work effectively as part of a team.
* Interest in construction, maintenance, and the skilled trades.
* Previous construction experience is helpful but not required.

### Authorization & Safety

* Work is performed only under the supervision and direction of GSD Property Services personnel and within the employee's training, authorization, and applicable legal requirements.
* Employee may not perform work or operate equipment for which they have not been trained or authorized.
* Employee must immediately report unsafe conditions or instructions they believe may be unsafe.
* Employee is not authorized to collect cash, accept payment, negotiate pricing, approve additional work, or make commitments to customers on behalf of GSD Property Services.
* Employee is not authorized to represent themselves as the person responsible for the project or make independent commitments to customers.
Field Technician / Handyman
Reports to: GSD Property Services Owner / Manager

Pay: 22 to 35/hr

Summary:
Perform general handyman, repair, and property maintenance work for GSD Property Services customers, delivering quality workmanship and representing the company professionally.

Responsibilities:
- Complete assigned jobs (carpentry, drywall, painting, fixture installs, minor plumbing and electrical, general repairs) to company standards.
- Operate only the tools and perform only the tasks you have been trained and authorized for.
- Follow all safety rules and wear required PPE at all times.
- Protect customer property; keep the work area clean and controlled.
- Report job status, delays, and any additional work needed to the office. Do not change scope or pricing with the customer.
- Clock in and out accurately and document work with before and after photos.
- Report any incident, injury, damage, or hazard to the office immediately.

Requirements:
- Reliable transportation and a valid driver license.
- Basic hand tools (GSD Property Services provides power tools and major equipment).
- Professional, courteous conduct on every job site.

Authorization and Safety:
All work is performed only as trained and authorized by GSD Property Services. No cash is collected from customers; all payments go through the company.
Foreman
Position: Foreman
Reports to: Owner / Operations Manager

Pay: 45 to 65/hr

Summary:

Lead GSD Property Services crews on job sites, ensuring work is completed safely, efficiently, professionally, and in accordance with company standards and customer expectations.

Responsibilities:
Lead and coordinate assigned crews and subcontractors on job sites.
Review the scope of work and ensure the crew understands the day's objectives.
Direct employees and assign tasks based on skill level and project requirements.
Perform skilled construction, repair, maintenance, and installation work as required.
Ensure work is completed according to GSD Property Services standards and the approved scope of work.
Monitor jobsite progress, materials, tools, and labor.
Identify issues, unexpected conditions, or potential scope changes and report them to the Owner before proceeding with additional work.
Maintain a clean, organized, and professional jobsite.
Protect customer property and ensure appropriate safety procedures are followed.
Inspect completed work and address deficiencies before leaving the jobsite.
Communicate professionally with customers regarding the status of the work while referring pricing, scope changes, and contractual decisions to the Owner.
Report injuries, property damage, equipment problems, safety hazards, and customer concerns immediately.
Complete required jobsite documentation, photographs, material information, and time records.
Ensure company vehicles, tools, and equipment are properly used, maintained, and secured.
Requirements:
Demonstrated experience in residential or commercial construction, maintenance, or skilled trades.
Ability to lead a crew and work independently.
Strong problem-solving and decision-making skills.
Reliable, punctual, and professional.
Ability to read and understand project scopes, measurements, and basic construction requirements.
Ability to communicate effectively with customers, employees, and subcontractors.
Able to perform physical construction and maintenance work as required.
Authority & Responsibilities:
The Foreman is responsible for the day-to-day execution of assigned work.
The Foreman may direct GSD employees and coordinate routine jobsite activities.
The Foreman may make reasonable field decisions necessary to safely and efficiently complete work within the approved scope.
The Foreman is not authorized to change pricing, approve customer-requested additions, provide discounts, waive charges, or enter into agreements on behalf of GSD Property Services without approval from the Owner.
Any potential change in scope or additional work must be communicated to the Owner before the work is performed.
Customer complaints, disputes, or significant concerns must be escalated to the Owner.

The Foreman is expected to lead by example and maintain GSD Property Services standards for workmanship, professionalism, cleanliness, communication, and customer service.
